Also note that the Clubhouse Facilities were closed because of the Pandemic and therefore for the safety of all residents there were no meetings April through September 2020.

BOARD MEETING

January 14, 2020 - 7:00 PM

Taken by Sharon Keenan, Secretary

The meeting was called to order at 7:00PM

Present: Lorraine Allen, Daniel Kiminyo, Sharon Keenan, Richard Hamer, Susan Shepherdson and Kris Elliott, Property Manager, Campbell Property Management Harvey Feldman absent.

President welcomed residents.

Minutes from 11/12/2019 were waived, by Kathy Chichester and seconded by Richard Hamer.

Each Board member introduced  themselves and their tasks for the community.

REPORTS:

Presidents Report:

 Lorraine discussed fiber optics and is continuing until each house is completed.

Capital contributions are in the operating budget and then moved to an interest producing account.

The security system has been updated state of the art with good cameras. Richard and Joe continue to tweek the use of our new system.

Housekeeping reminder to resident’s carports is not for storage remove stuff that does not belong. The three bedroom units do have an atrium in front of their door way behind the carport, we may have some lawn furniture there otherwise we should only see only  trash and recycle receptacles and perhaps a working bike.  Keep it clean and neat.

No parking on the Berm, parking on the berms blocks the road and/or the driveways. Use your driveway and other designated parking.

There were 77 calls to the police in December – no burglaries

Old cable boxes to be removed by Comcast.

POA Treasurer  is stepping down, anyone interested may inquire.

Changes to the directory is annual and updated online.

The LeChalet gate request is still waiting for action.

Resales:

Five in 2019 from $205,000 to $235,000

Eleven in 2018 from $155,000 to $230,000

Five homes going up for sale 2020

Welcoming committee will be planning an event in the spring.

Looking for a better CD rate when the current CD matures.

March 10, 2020 is the General Meeting, intent to be on the board.

There will need to be an update regarding hurricane impact doors; a new policy needs to be written.

There was a complaint about the Landscape employees driving across our newly painted drive/walkway with equipment leaving terrible marks. Kris will call American Landscape.

Plans are to plant about 12 trees every year in the back of our properties.

Some discussion about security in the back of our properties, perhaps rings or cameras.

Some discussion about the iguanas

Presidents Report:

Lorraine discussed parking rules and regulations no trucks, no trailers no parking on the berms. Please park in your driveway, if you have two cars there is room for both. The auxiliary parking is for workman or guest not permanent parking for anyone.

The new front door policy presented by Richard Hamer and is accepted by the board.

Vice Presidents Report:     

Kathy reports that the A/C to be replaced and lighting to change to LEP lights

Building and repair shows a slight increase over budget.  Daniel has suggested taking a closer look at the building budget expense.

March 10, 2020 is the Annual Meeting; intent to be on the board for those positions expiring must be submitted by February 10, 2020.

Capital contribution of $1,000 per new resident is added to the operating budget.

Good & Welfare:

A unit needs clean-up of the atrium.

Report of oversized dog.
